Each data source contributes multiple signals. Price trajectory is not just median price — it's price per sqft velocity, price-cut frequency, and absorption rate combined into one composite.

Weight and fuse signals
Not all signals are equal. School trajectory is a 6-month leading indicator. Price cuts are a 2-week leading indicator. Our weighting model is calibrated on 18 months of historical data.
