The Service

Folio provides real estate market intelligence data powered by PropIQ™. The data is sourced from Redfin's publicly available market tracker and processed by our proprietary algorithms. All data is for informational purposes only and does not constitute financial, investment, or real estate advice.

Data Accuracy

Market data is updated monthly from Redfin's MLS data feed. PropIQ™ scores are computed algorithmically and represent our model's assessment of market conditions — not guaranteed predictions. Past market performance does not guarantee future results. Always conduct independent due diligence before making real estate decisions.

IDX Compliance

Folio displays aggregated market statistics derived from MLS data, not individual MLS listings. We comply with applicable IDX rules for the display of market-level data. Individual property listings are not sourced from or displayed through our IDX feed.

User Accounts

You are responsible for maintaining the security of your account credentials. You may not use Folio for any unlawful purpose or to scrape, copy, or redistribute our data without written permission.

Limitation of Liability

Folio is provided 'as is' without warranties of any kind. We are not liable for any investment decisions made based on our data. Our total liability to you for any claim shall not exceed the amount you paid us in the 12 months preceding the claim.
